Prices from 27 Dec 2011 - 3 January 2012 are:

	Single (shared shower/WC on landing)	GBP 62

	Double or Twin (shared shower/WC on landing)	GBP 72

	Double or Twin en-suite	GBP 85

	Triple (1 double, 1 single) en-suite	GBP 95

	Family (occupancy 4) en-suite	GBP 105

	Family (occupancy 5) en-suite	GBP 117

These rates are all per room, not per person, and include breakfast, service charges and all taxes.

A surcharge of GBP 2 per room is applied for single night bookings.

Additional Services

Cancellation Policy Etc.

You may cancel any booking up to 3 days (72 hours) before it is due to start. However:

	You may not cancel all but one night of your stay

	There is a 20% non-refundable deposit for stays of 7 or more nights

	A 5% handling charge applies to all refunds

One-night bookings

	Full payment will be taken in advance and is non-refundable

Late Check-In

	After 22:30 a charge of GBP25 applies
